Foot traffic: 24 hours. Normal car traffic: 48 hours. Full cure is about 30 days. In the first week, avoid sharp wheel turns while sitting still (the mat can scuff), keep trailer jacks and floor jacks off the surface, and don't park in the exact same spot every time. We leave a simple cure-time rundown before we pull the trucks.
May through October is prime. Hot mix needs air temps above 50 degrees and dry ground to compact correctly. Our summer calendar books up fast, especially in Bellevue, Kirkland, and the eastside, so get a quote on the board early. For winter emergencies (failed sections, liability potholes) we cold-patch and return for a permanent hot-mix fix when weather allows.
Chip seal is a hot emulsion coat with a rolled aggregate layer on top. It is rugged, textured, and a fraction of the cost of hot mix. Great for long private lanes and rural driveways out toward Carnation, Duvall, or Snoqualmie. Hot mix asphalt is smoother, more premium, and what most in-city driveways in Seattle and the eastside get. We lay both and will tell you honestly which fits your property.
Most residential driveways on typical Seattle soil get 2 inches of binder plus 1.5 inches of top over 4 to 6 inches of compacted crushed base. Poorly drained or saturated clay sites need more base, sometimes a drain curtain. Commercial and truck-rated surfaces run thicker. We size the section after we see the site, not from a phone call.
Yes. Plan on every 2 to 3 years in the PNW. Sealcoat fights UV in summer, locks out the winter wet, slows freeze-thaw damage at elevation, and keeps moss out of hairline cracks. First sealcoat should wait 6 to 12 months after new paving so the mix fully cures.
Yes. We stand behind our workmanship on new paving. Warranty details go in writing with every estimate so there is no confusion later. If something is on us, we come back and fix it.
Any paving project that meets a minimum scope qualifies for $1,000 off. Mention it when you book your free estimate and we will apply it to your written number. It cannot be combined with other offers.
Yes. Hot patch, cold patch, saw-cut and replace, alligator zone rebuilds, sunken drain rebuilds, root-heave fixes. We dig out the root cause so the patch actually lasts, not just cover it for a season.
Our crew handles base prep on every paving job — grading, compaction, and drainage. For jobs that need major excavation, retaining work, or drain-curtain installs before paving can start, we point you to Seattle excavators we have worked alongside for years, then take over once the site is ready for asphalt.
No. We focus on asphalt and chip seal, which is what we do every day. If your project needs concrete flatwork, slabs, or curb work, we can recommend a local PNW concrete finisher we trust and schedule our asphalt around their pour.
Fully. Washington state licensing, general liability, and workers comp. We send certificates of insurance to commercial property managers before the job starts when needed.
Residential homeowners typically use their own lender, a home improvement loan, or a HELOC — we are happy to provide the documentation a lender needs.
