Built right, a commercial lot should give you 20+ years before it needs a full replacement, with sealcoating and crack-fill along the way. Built wrong, you're tearing it out in 7 to 10 years while your customers are still circling for a space.

Ballpark pricing

Commercial parking lot paving runs $4 to $7 per square foot for a typical tear-out-and-replace, less on large square-footage jobs, more if there are drainage upgrades, curb work or ADA compliance updates involved. Striping is billed separately. We quote every project in writing with a clear scope.

Depends on size. A 30-space strip lot is usually 2 to 4 working days. A 100-space anchor lot is a week to ten days. 200+ stall lots we phase to keep you partially open throughout. Weather adds days in the PNW, we plan for that.
Yes. For retail, restaurants and anywhere a midweek closure costs real money, we run night crews and Sunday shifts. There's a moderate premium for after-hours work but it's often cheaper than losing revenue.
Yes. Stall count ratios, accessible routes, curb cuts, slope requirements and signage. We'll design the layout to meet current code and flag any existing non-compliance on the walkthrough.
Yes, in-house. Stall lines, fire lanes, ADA stencils, arrows, curb paint and speed humps. Fresh paint on fresh asphalt, all one crew.
