Maintenance plans

We can set up a multi-year maintenance plan that stretches the life of your asphalt: annual crack-sealing, sealcoat every 2 to 3 years, ADA compliance checks, and striping refreshes. Good maintenance can turn a 12-year lot into a 20-year lot. Bad maintenance, or no maintenance, is how a lot gets condemned.

Ballpark pricing

Full commercial paving runs $4 to $7 per square foot. Sealcoating runs $0.20 to $0.35 per foot on commercial square footage. Crack-fill is billed per linear foot. Striping has a per-stall rate. Every quote is itemized so you can see exactly what you're paying for and what you can skip.

Yes. On any lot where we can't close the whole property, we break the work into sections, pave one at a time, and keep the rest of the lot open. It takes a few more days but your tenants stay happy.
Yes. We're comfortable with formal RFPs, multi-bid scenarios, change orders, lien releases, insurance certs, and whatever paperwork your PM or legal team needs. We've done it.
Potholes, failed storm-drain areas, settled trench cuts, yes. For real emergencies we can usually mobilize within 48 hours. Off-season, obviously faster.
