Asphalt is a petroleum product, and from the day it's laid the binders start to oxidize. UV dries the top layer out, rain leeches the oils, and Seattle's wet winters force water into every tiny crack. Sealcoating puts a fresh protective layer back on top, restoring the color, sealing hairline cracks, and extending the life of your pavement by years.
What we sealcoat
Residential driveways, commercial parking lots, townhome complexes, HOAs, apartment drive lanes, private roads, and small industrial yards. If it's asphalt and not actively failing, sealcoating is cheap insurance against having to pave again in five years.
How we do it right
A good sealcoat job isn't just "paint it black." We pressure-clean the surface, repair any visible cracks and small holes, remove oil spots with primer, then apply two coats of commercial-grade coal tar or asphalt emulsion sealer by spray and squeegee. Lines get re-striped after cure. We block the area to keep traffic off for 24 to 48 hours depending on weather.
